Axis has acquired two strategic assets in Zwolle and Eindhoven, two key logistics hubs in the Netherlands.

Axis has acquired two strategic assets located at Steinfurtstraat 9 in Zwolle and Park Forum 1119–1121 in Eindhoven, two key logistics hubs in the Netherlands.

These acquisitions follow the recent launch of Axis in September. Axis aims to create value by investing in high-quality logistics assets in prime locations across the Randstad and selected logistics hubs along the country’s core transport corridors.

The asset in Zwolle is situated on the modern Hessenpoort business park, close to major arterial roads (A1, A28, A37) and just 15 minutes from the inland port, Port of Zwolle. The high-specification property, built in 2012 and 2019, comprises 10,846 sq m of Grade A logistics space and is leased to a regional transport company. The asset offers flexibility with the potential to split into two or three units, benefits from a generous plot size, and features strong sustainability credentials with an EPC A+++++ rating and a PV system.

The Eindhoven asset was acquired off-market from Edmond de Rothschild. It is located on the Park Forum business park, close to Eindhoven Airport. This is one of the strongest-performing logistics markets in the country thanks to its prime position within the Netherlands’ high-tech cluster, the proximity to the airport, and the city being the fifth-largest in the Netherlands. The property totals approximately 6,612 sq m, was built in 2012, and is leased to an international 3PL. The high-quality asset offers flexibility across two units and benefits from clear heights of 12 and 16 metres. The building also has solid sustainability features with an EPC A rating and a PV system.

Simon Geldmann, Head of Germany & Belux – Direct Real Estate at PAA, said: “Axis is capitalising on the structural demand we continue to see for flexible, energy-efficient space in the Netherlands’ key logistics locations. Both assets are strong additions to the portfolio and provide occupiers with the ability to serve both national and international markets.”

Gijs Vissers, Director Transactions Benelux at Stoneweg, commented: “Following the launch of Axis in September with eight buildings, these two high-quality assets in prime locations are genuinely strategic additions to our growing portfolio, which now totals around 77,000 sq m. We continue to see strong market fundamentals and will further expand the platform.”
